Summary
To manage the commercial real estate portfolio of key client accounts across APAC / Globally. To manage, lead and coordinate all commercial real estate transactions on behalf of the client’s regional CRE team. Job based within Seoul, Korea. To ensure that the client’s commercial real estate portfolio is not exposed to the real estate risk of non-compliance with its obligations. To train, build and nurture high-performing delivery teams in and outside of the JLL platform on behalf of the client.
[담당업무]
- Management of all real estate transactions of Client affecting owned and leased space in the country. Controls the country portfolio to achieve strategic objectives for real-estate.
- Strategic planning, identifying opportunities to reduce the overall rental expenses for Client and increase occupancy efficiencies while supporting the long-term business plans.
- Serve as primary negotiator on real estate matters including acquisition, disposition, leasing and litigation. To close out transactions in a proper manner (both acquisition and disposal) utilizing the service of outside vendors, as appropriate.
- Work with various parties (including legal counsels, real estate agents and consultants) for the preparation and execution of LOI, Lease agreement, or sale and purchase agreement and all other legal documents as required in real estate transactions.
- Initiate and manage lease audits in country and at times assists lease review for the region
- Analyse and identify appropriate real estate sites in alignment with client business objectives and provide advice to the CRE Country Head on property strategy as required. Inspects and evaluates prospective sites/buildings as part of due diligence exercises.
- Review/monitor reports/invoices submitted by the landlords/estate agents and ensure rent and expenditure are accurate, fair and reasonable, paid in a timely fashion and in accordance with the lease and all receivable rents are received and minimal arrears from external tenants.
- Obtain and advise on market rents and information, valuation reports from agents, working with lawyers on contracts and deeds etc and responsible for disseminating the information to Country Head and Regional.
- Managing the real estate exit of Client properties including the resolution of restoration and dilapidation claims. Recovery of deposits and advance rent is a vital part of this responsibility.
- Abstract new leases and subsequent lease amendments for the Region, ensuring quality control, consistency and compliance with critical dates and lease terms.
- Manages the maintenance of all lease and ownership document register, and regularly update financial data into Lease Admin System (if any). Utilize effectively the available client’s real estate systems (Lease Admin System).
- Work with the finance team in managing the real estate budget, updating and tracking of various reports (i.e. cost saves/avoids…etc.)
- Train a high performing delivery team both in and outside of JLL’s delivery platform.

- Practical knowledge and understanding of real estate principles and practices.
- Basic accounting & book-keeping knowledge
- Working knowledge of Country Real Estate Law, local regulations and building controls authorities policies/procedures
- Broad knowledge of other related disciplines e.g. space planning, facilities management, building regulations and best practice.
- Working knowledge and understanding of financials
- Sound knowledge of Client businesses and agencies
- At least 7+ years’ experience in Real Estate management, preferably within a Multi-national organization
- Strong negotiating, strategic planning and communication skills
- Strong relationship management and Networking skills
- Excellent communication skills and fluency in English
- Strong analytical skills. Experience in financial management and budget control
- Experience in using Microsoft Office software in a business problem solving context
- Post graduate in Chartered Surveyor / Architecture/ Engineering/ Real Estate / related field or equivalent industry experience preferred
- Membership of relevant professional organisation (MCR, MRICS…etc)
- Or equivalent industry experience preferred
